| The latest and largest project in which PemReal has been involved is the Lincoln Square mixed use project in Bellevue, Washington. After assisting in the acquisition of Lincoln Square, PemReal has been involved in all aspects of the development of the project, which includes 310,000 square feet of retail space (a 16 screen theater, furniture themed stores and restaurants), 148 condominium units, a 337 room Westin hotel, and ultimately a 575,000 square foot office building.
Other Puget Sound hotel projects include the 420 room W Hotel Seattle, the 382 room Hyatt Regency Bellevue and, most recently, a 175 room Hilton Garden Inn at Hyla Crossing in Issaquah.
Office projects range from high rise buildings such as the 850,000 square foot US Bank Center to the four building Hyla Crossing office park, and retail includes the 1.2 million square foot Bellevue Square as well as community and neighborhood shopping centers.
PemReals hospital and medical office building projects have required a working knowledge of hospital operations and financial condition, integrating the scope and cost of the facilities with the financial resources of the hospital.
Prior to founding PemReal Corporation 20 years ago, Doug Pemerl, its President, was a partner in a mortgage banking firm, financing numerous commercial real estate projects in the Pacific Northwest. Mr. Pemerl has combined his mortgage banking experience with an extensive knowledge of the intricacies of all project elements to provide an in-depth financial overview during the planning, development and construction phases as well as the lease-up/ramp-up period after opening, leading to obtaining construction and permanent loan financing.
